DSC_0325-1                                 JUST REDUCED! NOW $925k – AND, the very wonderful, reasonable, and motivated Sellers have already installed NEW hardwood floors in the kitchen AND the NEW granite countertops are being installed this week! We are hosting an Open House on SUNDAY, JULY 13 from 1:30-3:30, but the house is very easy to show if you would like to do so beforehand.

8 Cakebread Drive is truly a fantastic house in one of the prime neighborhoods in Sudbury. If you are relocating from out of the area, living in the Bowker neighborhood (especially on one of the few cul-de-sac streets) will be your easiest transition into Sudbury.

Multiple Listing Service provides Real Estate Agents/Brokers with exactly 1000 character spaces to use in the description section in MLS. This is typically a challenge, as we are attempting to convince you, in 1000 characters or less (including spaces) why you should spend six or seven figures and move into that specific house. In a previous post, “Translating Real Estate Ads” I provided my own interpretive glossary for all the abbreviations we use when describing a home. 1000 characters (and spaces) are not a lot – especially when we want to share with you all of the wonderful features about the house – so, I will use all of the characters I want, using our own internet real estate, to communicate to you why you should buy one of the homes we have on the market. We also like to use this opportunity to tell you about the intangibles, the features of the house that you wouldn’t know by looking at the photos online or visiting. The stuff that you would only know if you lived there.

From the approach, the curb appeal of 8 Cakebread Drive makes you hungry for more. With no wasted space, each room is thoughtfully appointed. Beyond the traditional colonial, 8 Cakebread Drive offers an oversized family room with access to the backyard AND a stunning “sun” room. It is not a sun room in the common definition, but a gorgeous room with walls of windows that receive the sun so beautifully, you won’t ever want to leave that room. The flow of the house is free, so that you’ll be able to walk from room to room without feeling compartmentalized.

The garage is on the main level, so you won’t have to walk up/down any stairs while schlepping groceries (several shops within a few miles), children, shopping bags, dry-cleaning etc. There is even a staircase from the garage that leads you to the bonus room on the second floor. So, if/when you forget something in the house, it’s not a production to run back in.  With a family of 5, the sellers added a mudroom between the kitchen and the garage, with a great pantry for all of the bulk purchases.

UPDATE!!! The Sellers just told me today that they are going to be installing a HARDWOOD FLOOR in the KITCHEN!

8 Cakebread Drive is a fantastic house for parties and entertaining. Enough room for everyone without feeling like you can get lost. It’s the perfect mix of well-used space. Not too big, not too small, not cookie cutter, but not eclectic. Traditional New England home in an “old-school” neighborhood. The basement has been tastefully finished and is perfect for playing pool and watching a movie. The house is homey and cozy for family dinners and game night.  If you ever wanted to, you could host a slumber party for 10 kids in the bonus room, a Super Bowl party in the Family Room, enjoy some delicious take-out in the dining room and movie night in the basement all on the same night without losing your mind (not sure about the losing your mind part, but in theory, you have the space).

Upstairs, 4 bedrooms PLUS an office area PLUS a bonus room. Laundry is on the 2nd floor as well.  While I can go on and on about everything I love about the house, there is no one better qualified to tell you how great it is to live at 8 Cakebread Drive than the owners themselves. As important it is to consider the house, the neighborhood is where you will live – please take a moment to read the owner’s words about living at 8 Cakebread Drive.

“The house itself has been great for our family of 5.  It has ample room for the kids to play, for entertaining friends, gathering with extended family for holidays, and even offers plenty of spots to escape for quiet time to read a book or get work done.  Our kids have homework space, playspace on two levels, and even a more “grown-up” recreation room in the basement they are now starting to take advantage of.  They also enjoy the yard year-round for everything from having friends over for warm-weather playdates and parties to playing in the snow in the winter.  They especially like when we chose not to plow part of the circular driveway this past winter, which became a popular neighborhood sledding hill.

We could not have asked for a better neighborhood either.  Every house on our street and around every corner is filled with kids of every age making for lots of spontaneous playtime outdoors and providing lots of great babysitter options.  Just between the 4 houses on Cakebread Drive, there are 11 kids.

The area always has something going on for families.  On any given weekend in the summer, you will find lemonade stands, kids and adults riding bikes, and folks out gardening.  We are also lucky enough to have a wonderful neighborhood pool where many families gather on hot summer days to enjoy swimming and tennis lessons and fun day and evening social events.  In the fall, parent volunteers organize the Bowker Neighborhood Halloween Parade that is led all around the neighborhood by a local fire truck.  At the end of the route, kids all decked-out in their costumes enjoy donuts and apple cider.

As you probably have noticed, North Sudbury, in particular, has many beautiful homes on lovely stone-wall-lined streets.  While there is no traffic or noise, you are still close to Maynard, Concord, and Acton which all offer great restaurants and shopping.  Commuting down Route 117 is also a great way to avoid the traffic on Route 20 during rush hour.  It’s also great to live on a cul-de-sac with a footpath that connects us to the other neighborhood behind us, so there are plenty of walkers, runners, and bicyclists but no car traffic.

The neighborhood elementary school is Josiah Haynes.  It’s a small, warm, community-based school that has been great for our kids.  The teachers are wonderful and the many parent-run events are always a hit.  From Bingo Night to Science Fair, the kids are always having fun and learning.

Sudbury, and especially our neighborhood, is an ideal setting for a family looking for a tight-knit community as well as a convenient location.  We will miss it!”
